What factors should I keep in mind when building my project budget?
Important factors to keep in mind include the size of your project, complexity, construction type, and existing conditions. The more complex a project is, the more team members needed to execute it. Typically we charge a standard hourly rate during the Entitlement Phase, develop a fixed fee for the design and documentation phases and then provide Construction Administration on an hourly basis. AERO uses the standard AIA contract to govern our projects.
How do I figure out how many units my site can support?
We suggest starting with a Density Study. As part of the study we’ll conduct a zoning and code analysis, research available incentive programs, and present different options for what the site can support. In addition, you may want to consider conducting a Market Feasibility Study. If your project site has unusually complex zoning we may recommend hiring a Land Use Consultant. We can provide recommendations for market feasibility and land use consultants if needed.
How long will my project take?
Every site and municipality is unique. Once a Density Study is completed and the project direction is determined, the overall timeline will become clearer. A Density Study takes about 2 weeks to complete, depending on project complexity and size.
